We created the Custodian REIT, which consists of a diverse portfolio of properties, let to institutional grade tenants on long leases throughout the UK.
The Custodian REIT is different to most property funds in the marketplace because it is held in a closed-end structure, whereby our clients essentially buy a share rather than direct commercial property itself.
The benefit of this is that we can control the inflows and outflows from the fund, allowing us to focus on deploying the funds to purchase quality properties. Conversely, should we need to sell property, we are able to control the inflows to maximise control of the share price.
Unlike most property funds, we are not required to sell physical property in order to return funds to clients.

Our SPI initiative now operates through Custodian Capital Limited, a subsidiary of Mattioli Woods.
The syndicate structure is flexible and tax efficient and designed to facilitate the purchase of business premises and other investment properties.
It lets a group of connected parties or associated investors, including SIPP or SSAS pension schemes, to combine resources to buy a property investment through a tax transparent, special purpose vehicle.
