Important: Investment in property
The value of investments and the income from them can fall as well as rise and investors may not get back the full amount invested. Past performance is not a guide to the future. Any investment decisions should be made after receiving professional advice. Contact us today to speak to one of our advisers about your investment planning.
Mattioli Woods Limited is authorised and regulated by the Financial Conduct Authority.
Once you have joined Mattioli Woods, you will be provided with a dedicated consultant and client relationship manager (CRM) meaning holding your commercial property within your pension with Mattioli Woods could not be more efficient.
Our consultants formulate a strategy, starting with your pension scheme, personal and/or business objectives. This could be a client purchasing a property from their business into the pension or perhaps a commercial property which they believe would be an attractive investment for their pension portfolio.
A consultant-led approach means maximising the tax efficiency of such a transaction, as well as funding the scheme to create the liquidity. Whatever the planning, pension consolidation, or further contributions, we can create an efficient path.
Your CRM and consultant will not only keep in constant contact with you but they will also liaise with the relevant professionals during the completion of a transaction.
Our support does not end once the property has been acquired, your dedicated specialists will continue to manage the properties on the scheme’s behalf. That can include rental invoicing and collection, VAT returns if applicable, lease renewals, insurance set-up and renewals, and any development works that may fall due.
You can relax knowing your investment is in good hands and focus your time on the more important things in life.
Our origins lie in SIPPs and SSASs where our clients have invested in commercial property for long-term income generation to underpin their needs.
Historically, Mattioli Woods’ clients had pooled their money together in order to purchase properties. Without that method, they would not have been able to invest in them.
We created Custodian Property Income REIT plc (CREIT), which consists of a diverse portfolio of properties, let to institutional grade tenants on long leases throughout the UK.
The CREIT is different to most property funds in the marketplace because it is held in a closed-end structure, whereby our clients essentially buy a share rather than direct commercial property itself.
The benefit of this is that we can control the inflows and outflows from the fund, allowing us to focus on deploying the funds to purchase quality properties. Conversely, should we need to sell property, we are able to control the inflows to maximise control of the share price.
Unlike most property funds, we are not required to sell physical property in order to return funds to clients.
The market value and the income from this investment can go down as well as up. You may get back less than the amount invested. Investment in Custodian Property Income REIT plc should be considered only as part of a balanced portfolio of investments.
We developed our syndicated property initiative (SPI) in response to client demand. It is a way of creating investment stability and underpinning strategies with solid long-term income-producing property assets and is invariably key to the needs of a balanced portfolio of investments.
Syndication gives clients access to better quality prime property, with stronger underlying tenants and lease terms, for small denomination investments.
Our SPI initiative now operates through Custodian Capital Limited, a subsidiary of Mattioli Woods.
The syndicate structure is flexible and tax efficient and designed to facilitate the purchase of business premises and other investment properties.
It lets a group of connected parties or associated investors, including SIPP or SSAS pension schemes, to combine resources to buy a property investment through a tax transparent, special purpose vehicle.
Benefits include:
These investments may be deemed to be non-mainstream and therefore, may not be subject to the same regulatory protections as other investments.
